It is not a fit for roofs that are already failing structurally or at the end of their service life; those need replacement, and we will tell you if that is what we find. The roof evaluation and the written estimate are free, and the price is fixed before any work starts — there are no day-of surprises. The cost of the treatment itself is driven by three things: the square footage of the roof, its current condition, and how much prep or repair work is needed before the protectant can bond properly. A straightforward roof in good condition sits at the low end; one needing cleaning and repairs first costs more. We put the number in writing after we have been on your roof.
It depends entirely on where your roof is in its life. On a roof that is aging but still sound, rejuvenation costs a fraction of a $15,000–$30,000 replacement and buys you years before that expense — which is genuinely worth it. On a roof that has already failed, it buys you nothing, and the honest answer is to put the money toward replacement instead. That is exactly what the free evaluation is for: telling you which of those two roofs you have.
Condition decides it, not age. If the shingles are intact, the deck is sound, and water is not getting in, rejuvenation is worth pricing — it costs a fraction of a replacement and extends the roof you already have. If shingles are missing, cracked through, or curling badly, or the roof is actively leaking in more than one place, rejuvenation will not fix that and replacement is the right call. Granules are the UV shield bonded to the surface of an asphalt shingle. They come loose as the asphalt underneath oxidizes and hardens with age, and the process speeds up with sun exposure, hail impact, foot traffic, and Minnesota freeze-thaw cycling. Finding granules in your gutters or bald patches on the roof means the asphalt is starting to be exposed directly — which is the point at which rejuvenation is still worth doing and the point past which it stops being enough.
